As a neighbourhood, Balestier has been around for a long time, dating all the way back to Singapore’s pre-independence days. As such, the vicinity, otherwise known as District 12, has consistently been developed for decades, with everything from schools to recreational places sprouting up over the years. Now, with Former Kemaman Point, Verticus Condo, there will be a new tenure freehold residential development in Balestier as well.
The timing could not be better, especially since it has been a while since a similar property with such a big land size has been launched in District 12. Thus, there’s bound to be high demand for Verticus units, even among PMETs (Professionals, Managers, Executives and Technicians) who will value the location and comfort.
Located at District 12, Kemaman Point was sold to Soibuild Group holdings Ltd for $143 88 million in June 2018. Developed and built by Soilbuild Group Holdings Ltd, Verticus Condo (Former Kemaman Point) is designed to be a luxurious home for future residents. Located along Jalan Kemaman, it is intended to stand out from the rest of the Balestier enclave for its modernity, luxury and connectivity to other parts of Singapore.
Verticus’ developer, Soilbuild Group Holdings Ltd, is an integrated property group in Singapore. They have over 40 years of experience, working together with Multinational Corporations (MNCs), Small-to-Medium Enterprises (SMEs) and even JTC Corporation on previous projects.
This shows us that they have the necessary experience to successfully take on and lead a project like Verticus. Soilbuild’s previous track record include Orchard Road’s Leonie Parc View, Meier Suites, Heritage 9, One Tree Hill, and Bendemeer’s B-Central.

Verticus Condo sits at 5 Jalan Kemaman in Balestier, located in close proximity to Novena, Boon Keng and Bendeemer areas. At first glance, this may seem to be a secluded area compared to bustling areas like Punggol or Orchard, but upon deeper inspection, we discover how ideal Verticus’ location actually is.
To start off, a key consideration to the feasibility and attractiveness of any property is how well connected it is. Residents can take a shuttle bus from Veticus to Novena Square. On this note, some new condos are indeed difficult to travel to and fro from, especially if you’re headed to the CBD area— but that’s not the case for Verticus.
There are a few MRT stations within walking distance, namely Boon Keng MRT, Novena MRT and Toa Payoh MRT stations. This means that there’s great access from Verticus Condo to all major train lines, including the North-East, East-West, Circle and Downtown Lines.
For those who drive, there’s no issue either, with the Pan-Island Expressway (PIE) and Central Expressway (CTE) close by.

With the wide range of things to do around Verticus, dull nights will be few and far between. Whether you enjoy city life or nature-related activities, there’s plenty to do.
Verticus is only 5 minutes away from the nearest NTUC Fairprice (Lor Limau) and a 10-minute drive away from the city, which means that you can easily stay out late for retail therapy at the Orchard Road Shopping Belt, which is full of shopping spots such as Shaw Plaza. If driving to the city sounds too daunting, then take the North-South line — Novena MRT is only a few stops from Somerset and Orchard MRT stations. In any case, accessibility to town and all of its dining, shopping and sightseeing options is no problem.
Food options are also plenty, with the Whampoa Food Centre and Wet Market just five minutes away on foot. Walk over for breakfast, lunch, or dinner for mouthwatering local delights like Hokkien mee. Other famous food places in close proximity include Lee Wah Coffee Shop, Boon Tong Kee Chicken Rice, Chuan Yang Ji Mutton Soup Steamboat, Eastern Rice Dumpling, Lotus Vegetarian Restaurant and Founder BakKutTeh.
If you love to shop, there’s good news for you as well as there are some bustling malls located near Verticus. You can easily get your groceries and essentials from shopping centres and retail outlets like Shaw Plaza, Zhongshan Mall, Novena Square, Raffles Place, and Balestier Plaza.
In the event of medical emergencies, having world-class medical facilities close to you can be very assuring.
In Verticus’ case, you don’t have to worry that much about elderly family members or young kids as there are several hospitals and clinics in the area. There are many health care facilities nearby.
Hospitals you can get to in under 10 minutes include Thomson Medical Centre, Health City Novena, Mount Elizabeth Novena Hospital, Ren Ci Community Hospital and Tan Tock Seng Hospital. There are also clinics nearby like Carelink Family Clinic and SP Teo Clinic for Women.
Traditional Chinese medicine options are also available, namely Chung Hwa Medical Institution and acupuncture clinics Guilin Acupuncture and Ho Hwee Shih.
Long travel times to school tire both kids and parents out easily, so it’s always important that there’s a wide selection of good schools around your home.
For Verticus, the closest school is Balestier Hill primary school. Known for incorporating both an international school experience and the stringent MOE teaching standards, the school offers the best of both worlds — all that at a mere 800 metres away from the condo. Other primary schools in the vicinity include Bendemeer Primary School, Anglo-Chinese Primary School and First Toa Payoh Primary School.
For secondary and tertiary schools, there’s also no lack of choices, with many schools around including Balestier Hill Secondary, CHIJ Secondary, ACS Barker and Bendemeer Secondary School.
Being located on the outskirts of the Novena, Tanjong Pagar and Newton districts, Verticus Condo is situated in a sweet spot — just close enough to the business districts, yet not too close that it’s caught in the middle of it. In fact, there are many open spaces and recreational destinations in the vicinity.
For instance, Toa Payoh Town Park and Whampoa park connector is close by, offering a rather wide space of lush greenery perfect for relaxation and exercise. SAFRA Toa Payoh is also close by, complete with a bowling alley, swimming pool, and kids park.
Apart from that, the neighbourhood comprises of many small and medium business establishments, such as government buildings, private offices, eateries and shopping malls. As such, you’ll have plenty to explore. To start, take a short walk to the cafe Wheeler’s Yard, or Shaw Plaza for dining and movie options.
In spite of its relatively large land size (43,820 sq ft), only one block will be built for Verticus; meaning that there’s lots of additional space that can be used for facilities and other private amenities. Not to mention that they are all protected with a 24-hour security service.
To start, Verticus will be home to a full-sized lap pool, infinity pool and children’s pool, as well as a playground and rock wall for the kids. Adults will enjoy the luxury outdoor dining lounge, photogenic sky terrace and specially-built reading alcove, all located within Verticus itself.
Fitness-wise, the fully-equipped gym will be available for all future residents. There’ll be plenty of greenery as well, compounded by the fact that Verticus Condo is set against the backdrop of nature sites.
Although there is only one block in Verticus, there’s quite a variety of units in the mix; from one-bedroom units, 3 bedroom (dual key) and the largest 4 bedroom penthouse. There are 28 floors in total, with spacious units ranging from 441sq ft to 2045 sq ft.
Each unit will come furnished with kitchen and household appliances — most of which have smart home technology. This includes smart control of appliances like lights, air-conditioners and blinds. On top of smart appliances, each unit will come complete with modern furnishes like a Caesarstone quartz countertop, timber floor skirting, integrated refrigerator and wine chiller
The unique selling points of Verticus is its wide variety of amenities and high quality of interior furnishings make it evident that Verticus Condo falls into the category of luxury condos in Singapore.
In fact, it could be one of the more exemplary developments that are coming up within the next decade or so; all for a better price compared to the luxury condos situated directly in the CBD and town area such as Orchard Road and nearby shopping centres such as Balestier Plaza, Balestier Hill Shopping Centre, United Square, and Zhongshan Mall for shopping lovers.
Moreover, the buildings surrounding Verticus are largely residential, including other condominiums, HDB Hubs and private apartment buildings. A small landed property estate is also in the vicinity. As such, Verticus is unique as its location leans towards being a residential area with its greenery and open space for recreational needs; yet it enjoys the benefits of being close to bustling businesses with plenty to explore and do.
Looking for a new condominium near a school for your child? Check out these other choices we have for you :
Anyone who works near the CBD area, or loves to frequently the town area should buy a unit in Verticus. Not only does gaining hold of this plot of freehold land a win, but given its prime location and huge size, this condominium is definitely a steal.
The timing is great as well, as there have not been many new housing developments in Balestier targeting the same segment for a while — meaning that demand is likely to be high.
That being said, the question of whether the development will live up to expectations still remains unanswered. Before the TOP Date of 31 December 2024, all we can do is look at the fact. There is a wide variety of apartment units – 1 bedroom, 2 bedroom, 3 bedroo (dual key) and 4 bedroom penthouses.
To summarise all that has been said, the location, amenities and price of Verticus make it the ideal location for PMETs (Professionals, Managers, Executives and Technicians) in Singapore. Not only is it family-friendly, but it’s also easily accessible to the CBD and town areas like Shaw Plaza.
Safety is also a perk here, as the neighbourhood is largely residential, rather than city-centric. Kids will enjoy the family day trips out for meals and the amenities nearby.
Investments-wise, on top of the aforementioned, the fact that Verticus is one of the few new developments in the Balestier area makes it quite competitive and attractive for renting. Together with the fact that it is close to MRT stations, bus stops and highways, there is potential for it to be a lucrative investment indeed.
All in all, I must say that Verticus is quite appealing in terms of location, size and price. Located at Jalan Kemaman, the location is great to travel to and fro from, especially for working adults. I definitely see families taking advantage of the family-friendly amenities like the pool and playground, as well as the spaciousness of the units.
The only qualm I have is with the neighbourhood— while there are plenty of things to do, future residents might prefer more modern destinations like the newly-developed Aperia Mall over the older shops and stalls.
As modern malls tend to be slightly further, to them, the immediate area around Verticus may seem less exciting. However, that being said, the expected TOP date is in 2024, so there’s plenty of time for new things to sprout around the area.
To conclude, Verticus should be highly regarded in the estate and it makes for a happy and healthy home. There are plenty of shopping destinations around and its features are overwhelmingly positive at the moment, yet, it must be acknowledged that one needs to see the place first hand to confirm that impression.
