Our Thoughts On Parc Esta: Your Buyer’s Guide

Parc Esta ( Former Eunosville ), one of MCL Land’s newest condominium projects, has been recently launched. It can be found right opposite Eunos MRT Station and is located at Sims Avenue. Known as the former Eunosville HUDC, MCL Land, a Hong Kong Land company, bought it for around $756 million and it was the second-highest price for HUDC estates after Farrer Court. Notable track records include Hallmark Residences, Sol Acres EC, The Fernhill, Este Villa, Lake Grande, and J Gateway.

At the point of purchase, the current lease was 71 years. Thus, to top up the lease to 99 years’ tenure, MCL Land paid an additional sum of $194 million.

As of now, Parc Esta’s site area spans across 376,713 square feet and it houses approximately 1399 residential units. This condominium, which can be found at the junction of Jalan Eunos, comprises nine blocks of residential apartments, all of which are 18 storeys high and includes a basement carpark.

Developed by MCL Land, Parc Esta Condominium also offers a mix of 1 bedroom to 5 bedroom units ranging from 420 sq ft to 1,604 sq ft, which makes an excellent place for property owners looking to rent out a range of homes to their potential tenants.

The pathway to the bus stop along Sims avenue is mostly sheltered, with the only unsheltered part being the road at Sims Avenue’s traffic junction.

You won’t have to take the bus just to reach Eunos MRT station and this means that you won’t need to wait for buses to arrive. Then, once you’re at Eunos MRT station, simply take a stop down to Paya Lebar MRT station to access the Circle Line and many other operating lines.

We’ve selected other choice condominiums within a 10-minute walk from an MRT station you might be interested in:

Parc Esta’s strategic location comes in handy when it comes to accessing shopping districts. Parc Esta’s residents can quickly access the newly opened Paya Lebar Quarter and Paya Lebar Square because it’s just one stop away from Eunos MRT station.

The City Centre Town area becomes instantly accessible as well because many malls are located nearby the MRT stops like City Hall and Raffles Place. If you’re going to Orchard MRT Station for a stroll along Orchard Road, the journey will only take you a maximum of 15 minutes.

It is home to the most scrumptious Malay cuisines and those looking to cook up some exquisite homemade dishes can find Middle Eastern spices and Malay spices in the array of stalls there.

Aside from various foods, they’ve also got a wide selection of decorative props and fabrics. The best part of Geylang Serai Market is probably its low fish prices, so Parc Esta’s residents can easily get the best market deals without having to travel very far.

The Old Airport Road Food Centre that is well-known for its delectable hawker delights is also a short drive away from Parc Esta. You’ll be able to reach in a jiffy even if you take public transport because this food centre is just two stops away.

Everything here is wallet-friendly and you’ll be able to find all your local favourites like Albert Street’s Prawn Noodles, Lao Fu Zi’s Fried Kway Teow, Nam Sing Hokkien Mee, and even the famous Joo Chiat Popiah.

Parkway East Hospital

Hospitals and Clinics

Should Parc Esta residents require immediate medical attention, they can head down to the nearest hospital, Parkway East Hospital, located along 321 Joo Chiat Place. Since it is open for 24 hours on a daily basis, residents won’t need to fret about travelling too far during times of medical emergency.

However, those who prefer public hospitals, like Tan Tock Seng and Changi General Hospital, might have to travel an extra distance. As for nearby clinics, residents can rest assured that there are many clinics within the vicinity of Parc Esta’s condominium.

Some notable clinics are EC Family Clinic at 30 Eunos Crescent, the Kirin Clinic & Surgery at BLK 5 Eunos Crescent, the Neoh and Ong Family Clinic at 2A Eunos Crescent and many more.

Residents can also consider heading down to East Coast Park, which is 185 hectares wide and boasts of a magnificent sea view.

Parc Esta Site Plan

Amenities

For starters, the Parc Esta Condo doesn’t just offer its residents convenience, but it also offers them an opulent and fanciful way of life though attractive condo facilities. Parc Esta Condo has a total of three zones: The West Parc, the East Parc, and the Grand Parc.

All of these zones have a ton of facilities for its residents to enjoy; so when you’re staying at Parc Esta, you’ll never have to feel cooped up at home with nothing to do.

At West Parc, residents can find Kids’ Water Jets, Bubble Jets, Kids’ Water Playground, Kids’ Party Pavilion, and BBQ pits. For residents with young children, the West Parc makes for an ideal site to hold birthday parties because there are loads of activities for children to play around with.

Families can have fun at the Family Lagoon together, while adults can opt to relax at either the water beds or go for both the body and foot massage jets that can be found in the zone.

Those looking to lounge around can take an evening stroll by the Reflective Pond, the Mist Garden, the Koi Pond or even laze at the Garden Lounge. It’s in the Grand Parc that you’ll find the Majestic Tree Atrium.

This one-of-a-kind Majestic Tree Atrium has a dazzling pond and the beautiful tree planted in the middle acts as a perfect shade against the glaring afternoon sun. Residents not only get some peace and quiet in this idyllic tree atrium, but they can also find comfort and solace in the serene atmosphere that Parc Esta’s naturalistic theme provides.

The East Parc offers loads of recreational fun with an array of sporting facilities. It’s got a tennis court, a lap pool, a swimming pool, a sun deck, a multipurpose court, a yoga pavilion, a fitness suite, and even a Bars and Steps fitness station. After a day’s worth of working out, residents can dine at the Poolside Dining Verandah or even head to the Grill and Dine Pavillion to enjoy the scenic views that surround the condominium.

Enjoy your afternoon swim at these other choice condominiums with multiple swimming pools:

Unique Selling Points

Overview of West Parc, Grand Parc, East ParcLocated at Sims Avenue, the unique selling point of Parc Esta has got to be its three zones of extensive facilities offered to its residents. With so much to do there, Parc Esta’s residents will get to live an affluent lifestyle when they choose this condominium.

Moreover, bearing in mind its location, Eunos MRT Station is arguably situated at the centre of the East region; thus making Parc Esta well placed for those who like to travel around by car as well. During the non-peak hours, you can drive to Suntec City, located 6.7 kilometres away within 10 minutes.

Similarly, to reach Orchard MRT Station by car, you should only take about 13 minutes to cover the total distance of 10.9 kilometres; all you need to do is enter the Pan-Island Expressway (PIE) to reach Central Expressway (CTE) and you’ll get to Orchard road in no time. This is a definite plus point for people who like to commute to the city area on a daily basis or during the weekends.

Who Should Buy A Unit In Parc Esta

If you’re looking for a new home that’s situated near an MRT Station and you’d love to have tons of lavish facilities at your fingertips, you should buy a unit in Parc Esta as it might just be the dream condominium for you. Aside from their luxurious layouts and exclusive amenities, they’ve also got many floor plans to choose from, depending on their potential home owner’s needs.

The units at Parc Esta are smartly designed such that potential residents won’t have to use their dining table as a study place because the floor plan distinctly separates the two spaces. For bigger families who’d like the 5 bedroom type, they’ll get their very own private lift and lobby area. Else you can always go for smaller unit like the 1 bedroom type.

Our Review on Parc Esta

When comparing the prices of various condominiums like Sims Urban Oasis, Woodleigh Residences, and Park Place Residences , Parc Esta’s price range stands at a low of $1 million for a range of 1 bedroom to 5 bedroom units. The other developments cost around $1.1 million and above to $1.2 million despite not being as new as Parc Esta.

As such, for buyers who’d prefer to pay less for the upmarket pricing but still hope for a decent unit size, Parc Esta definitely appeals as an attractive new home and is worth thorough consideration.

By and large, Eunos doesn’t have big developments and many condominiums for potential home buyers to choose from; much less one that is so strategically placed near Paya Lebar MRT and Eunos MRT station at Sims Avenue. A competitor of Parc Esta Condo is the comparable Euhabitat, but it isn’t located at a walking distance to Eunos MRT station.

Located just opposite Eunos Mrt, Parc Esta has close proximity to not only prominent island locations like Changi Airport, East Coast, Paya Lebar Regional Centre, and Central Business District (CBD), but also popular shopping areas such as Paya Lebar Quarter, Tanjong Katong, Marina Bay,112 Katong and Parkway Parade.

There are times in the year when Eunos can get particularly noisy due to the double exits at Sims Avenue and Changi Road, but residents who are more concerned about noise pollution can choose the inner units that are facing Parc Esta’s swimming pools. Furthermore, even though the most reputable schools like Kong Hwa and Tao Nan aren’t necessarily very near to Parc Esta, they’re still within a travelable 2km radius of the condominium.
