Parc Esta ( Former Eunosville ), one of MCL Land’s newest condominium projects, has been recently launched. It can be found right opposite Eunos MRT Station and is located at Sims Avenue. Known as the former Eunosville HUDC, MCL Land, a Hong Kong Land company, bought it for around $756 million and it was the second-highest price for HUDC estates after Farrer Court. Notable track records include Hallmark Residences, Sol Acres EC, The Fernhill, Este Villa, Lake Grande, and J Gateway. 

At the point of purchase, the current lease was 71 years. Thus, to top up the lease to 99 years’ tenure, MCL Land paid an additional sum of $194 million. 

As of now, Parc Esta’s site area spans across 376,713 square feet and it houses approximately 1399 residential units. This condominium, which can be found at the junction of Jalan Eunos, comprises nine blocks of residential apartments, all of which are 18 storeys high and includes a basement carpark.

Our Review on Parc Esta

When comparing the prices of various condominiums like Sims Urban Oasis, Woodleigh Residences, and Park Place Residences , Parc Esta’s price range stands at a low of $1 million for a range of 1 bedroom to 5 bedroom units. The other developments cost around $1.1 million and above to $1.2 million despite not being as new as Parc Esta.

As such, for buyers who’d prefer to pay less for the upmarket pricing but still hope for a decent unit size, Parc Esta definitely appeals as an attractive new home and is worth thorough consideration.

By and large, Eunos doesn’t have big developments and many condominiums for potential home buyers to choose from; much less one that is so strategically placed near Paya Lebar MRT and Eunos MRT station at Sims Avenue. A competitor of Parc Esta Condo is the comparable Euhabitat, but it isn’t located at a walking distance to Eunos MRT station.

Located just opposite Eunos Mrt, Parc Esta has close proximity to not only prominent island locations like Changi Airport, East Coast, Paya Lebar Regional Centre, and Central Business District (CBD), but also popular shopping areas such as Paya Lebar Quarter, Tanjong Katong, Marina Bay,112 Katong and Parkway Parade.

There are times in the year when Eunos can get particularly noisy due to the double exits at Sims Avenue and Changi Road, but residents who are more concerned about noise pollution can choose the inner units that are facing Parc Esta’s swimming pools. Furthermore, even though the most reputable schools like Kong Hwa and Tao Nan aren’t necessarily very near to Parc Esta, they’re still within a travelable 2km radius of the condominium.
