Our Thoughts On Leedon Green: Your Buyer’s Guide

In recent years, many new condominiums have been developed, with a good number emerging around the Farrer Road and Holland area. Examples of this include CapitaLand’s D’Leedon and GuocoLand’s Leedon Residence.

Another much-awaited addition is the up-and-coming Leedon Green, developed jointly by MCL Land and Yanlord Group. Situated where the former Tulip Gardens was before the 2018 en bloc sale, it sits on prime freehold land — a peaceful and highly-sought-after residential area in District 10.

As such, expectations for this development are soaring. Moreover, not only is this parcel of land a good size, but it is also surrounded by prime residential communities filled with wealthy occupants. To meet these expectations, Leedon Green has set a goal to create an environment of timeless luxury through thoughtful apartment design, top quality finishes, and

Leedon Green Developer

Leedon Green is jointly developed by MCL and Yanlord Land Group, both renowned developers in their own fields. To start, MCL is one of the leading developers for residential projects, with many awards bestowed on them for project excellence.

You may have heard of some of these housing projects; which include luxury homes like Margaret Ville and Parc Esta. As for Yanlord Land Group, it may not be a familiar name in Singapore yet, but it is a trusted real estate developer based in China.

Having worked on many PRC luxury home projects, they definitely have experience when it comes to creating property developments that target the affluent segment of the population.

Leedon Green Location

Leedon Green Location

Although Leedon Green’s address is along Leedon Heights, its actual location is actually situated along Farrer Road, across from Waterfall Gardens Condo. There are several popular destinations within a few minutes drive from Leedon Green; for everything including healthcare, education, nightlife and lifestyle needs.

Getting around Singapore will be no problem for residents of Leedon Green, as they will just be a 10-minute walk away from Farrer Road MRT Station.

This station sits on the Circle Line, which is directly connected to stations like Buona Vista, Holland Village, Bishan, Harborfront and DhobyGhaut. In other words, it’s a breeze to get around Singapore, especially for destinations in the west, north and central areas— including the CBD and other key business areas like Science Park. Another highlight is that it’s only one station away from Botanic Gardens, which grant residents full access to the Downtown Line as well.

For future owners who prefer private transport, the location of Leedon Green will also benefit them. Apart from Farrer Road, they’ll have easy access to other major roads, namely Lornie Road, Bukit Timah Road, as well as highways PIE and AYE.

Shopping and Dining

While it’s easy to get in and out from the area, there won’t be a pressing need to. Leedon Green is surrounded by plenty of lively places for food and recreation alike.

For starters, Holland Village [1] is close by, and along with it are some of the most famous bars, restaurants and cafes in Singapore. Dempsey Hill is also in close proximity, giving future residents full access to the hottest restaurants and luxury dining options.

KK Hospital Singapore

Hospitals and Clinics

A concern for many potential residents is the availability of healthcare services.

After all, the time taken to reach medical help if needed can be crucial, especially for the elderly and young children. Leedon Green has an advantage here, as it is close to a number of hospitals and clinics.

For instance, it is close to a few private hospitals, such as Farrer Park Hospital, Mount Alvernia and Concord International Hospital. If a public hospital is prefered, KK Women’s and Children’s Hospital is just down Bukit Timah Road, in relatively close proximity. There are also private clinics and even clinics that specialise in traditional Chinese medicine.

Leedon Green is also close to many top-tiered schools, making it a prime choice for adults with children.

For the younger ones, future residents can consider Nanyang Kindergarten and St James Kindergarten which are both within the vicinity. Top primary schools in the 2-km radius include Raffles Girls’ Primary School and Nanyang Primary School, with other options like Methodist Girls’ School (Primary) and Henry Park Primary School situated a short drive away.

Other educational institutions close-by are Hwa Chong Institution, National Junior College and Nanyang Girls’ High School — all of which are coveted leaders in their respective educational levels.

As for international students, there are also many options, including Tanglin Trust School, Swiss School and Hwa Chong International School. All in all, parents can have peace of mind knowing that there are plenty of prestigious institutions located near Leedon Green that guarantee a quality education for their children.

Parks and Recreational Areas

There’s no lack of greenery as Singapore’s Botanic Gardens is just a short drive away. It’s a great place to run, picnic and walk the dogs— altogether one of the best nature parks Singapore has to offer.

Leedon Green Sitemap

With an expected date of completion pinned in December 2023, there’s no way to know how Leedon Green will look like for sure. However, we do have a pretty good idea of the size and design of the apartments, as well as some key features of the condo.

Leedon Green’s design concept is that of timeless luxury, and to match that theme, the grounds of the condo have been designed in a similar style as a luxury resort.

For instance, greenery is emphasised in the form of bushes and trees on a landscaped terrain, as well as waterfalls and the use of other natural materials. On top of having a relaxing or calming effect, it also exudes a level of seclusion that makes the property that much more luxurious.

On another note, while the lush greenery provides for much-valued privacy, there are also lots of open spaces planned for outdoor recreational activities. This comes in the form of a planned treetop walk, as well as pavilions, tennis courts, sky terrace and green pool decks — all of which are spaces for the community to gather and mingle with friends and family.

There will be seven residential blocks in Leedon Green, each with 12-storeys. However, not all units are the same, and span from 4-Bedroom + Family Garden Villa (up to 2680 sq ft) to a 1-Bedroom unit (up to 603 sq ft). In total, there will be 638 units.

A big draw for its units is the high ceilings, which let in a lot of natural light and seamless access to the greenery outside the apartment. The finishes and provisions also fall on the higher-end, with kitchen cabinets, wardrobes and fridges made in Italy and Germany.

Similarly, appliances like wine fridges, washers, ovens and dishwashers are expected to be included. What is for sure, however, is that there will be smart home provisions in every unit. These include things like surveillance cameras, digital lockset, air conditioner modules, and perhaps most interestingly, smart mirrors.

Driving should be no issue as the carpark will have 510 residential carpark lots, with 7 that are easily accessible.

Unique Selling Points

Father and Son By The Swimming Pool

Leedon Green’s unique selling point is the sheer size of the development. Although it is only roughly 60% the size of neighbouring (and fully sold) Leedon Residence, these days, large freehold land parcels are hard to come by; let alone one that is located so close to a train station.

The fact that many of the new housing launches in the area are small ones serve as a key contrast, making Leedon Green’s total land size of 320,000 sq ft an attractive one for new homeowners.

More space also means more facilities and amenities, as seen from the current site plan. For some, it also reflects greater luxury, especially in land-scarce Singapore.

Who Should Buy A Unit In Leedon Green

With the spaciousness of the property, families with both children and the elderly should buy a unit in Leedon Green. It helps that there are top educational institutions nearby as well, which assures parents that the quality of education will not need to be compromised for the sake of convenience.

The facts also seem to suggest that Leedon Green’s developers are targeting potential buyers who want affordable luxury. Truth be told, the levels of luxury in terms of unit size and furnishings do not quite compare to the top-tier luxury condos with other features like private lifts, but the location and prestigious neighbourhood alone elevates the attractiveness of Leedon Green, especially as a freehold property.

Our Review on Leedon Green

All in all, Leedon Green’s prices do seem reasonable for a condo unit of that scale and level of luxury. Let me begin with the strengths. Firstly, I look forward to seeing how the execution of the design plays out to balance both the needs of privacy and space, while still maintaining the luxury that it promises to potential residents.

Secondly, the location is certainly one of the main selling points, coupled with the rarity of this opportunity to develop land in this area on freehold tenure. The up-and-coming development of Holland Village will also stand to benefit future residents.

Thirdly, the strength of the developers: MCL Land and Yanlord is also a plus, with both of them having a relatively strong collaboration and stable financing.

There are some weaknesses, namely the smaller average size of the units and the high density of units, compared to other luxury condos in the same area; but as a whole, I think Leedon Green makes for a healthy and good investment.

To wrap up, Leedon Green certainly has its appeals, especially to the demographic looking for more affordable luxury property. So far, it seems like the goal of timeless luxury in Leedon Green can be met by the expected TOP, especially if you consider factors like the prime location, expensive interior and range of facilities.

For an even clearer picture, take a trip down to Leedon Green’s two-storey showroom, located at the former Tulip Gardens. Last but not least, feel free to contact us if you have any questions or inquiries regarding this property.
