Although Leedon Green’s address is along Leedon Heights, the actual location of this new launch condo is actually situated along Farrer Road, which runs up Holland Road, across from Waterfall Gardens Condo. Leedon Green is located near several popular destinations which are within a few minutes drive from the condo; everything including healthcare, education, nightlife and lifestyle needs.
Getting around Singapore will be no problem for residents of Leedon Green, as they will just be a 10-minute walk away from Farrer Road MRT. Apart from it being within walking distance from Farrer Road MRT, there are also many bus services available near Leedon Green.
Farrer Road station sits on the Circle Line, which is directly connected to stations like Buona Vista MRT station, Holland Village MRT station, Bishan MRT station, Harborfront MRT station and DhobyGhaut MRT station. In other words, it’s a breeze to get around Singapore for residents of Leedon Green, especially to destinations in the west, north and central areas— including the CBD and other key business areas like Science Park. With an expected date of completion pinned in December 2023, there’s no way to know how Leedon Green condo will look like for sure. However, we do have a pretty good idea of the size and design of the apartments, as well as some key features of the condo.
Leedon Green’s design concept is that of timeless luxury, and to match that theme, the grounds of the condo have been designed in a similar style as a luxury resort.

These include things like surveillance cameras, digital lockset, air conditioner modules, and perhaps most interestingly, smart mirrors.
Driving should be no issue as the carpark in Leedon Green condo will have 510 residential carpark lots, with 7 that are easily accessible.
Leedon Green’s unique selling point is the sheer size of the development. Although it is only roughly 60% the size of neighbouring (and fully sold) Leedon Residence, these days, large freehold land parcels are hard to come by; let alone one that is located so close to a train station.
The fact that many of the new housing launches in the area are small ones serve as a key contrast, making Leedon Green’s total land size of 320,000 sq ft an attractive one for new homeowners.
More space also means more facilities and amenities in Leedon Green, as seen from the current site plan. For some, it also reflects greater luxury, especially in land-scarce Singapore.
With the spaciousness of the property, families with both children and the elderly should buy a unit in Leedon Green along Farrer Road Singapore. It helps that there are top educational institutions nearby as well, which assures parents that the quality of education will not need to be compromised for the sake of convenience.
The facts also seem to suggest that Leedon Green’s developers are targeting potential buyers who want affordable luxury located in prime District 10. Truth be told, the levels of luxury in terms of unit size and furnishings do not quite compare to the top-tier luxury condos with other features like private lifts, but the location and prestigious neighbourhood alone elevates the attractiveness of Leedon Green, especially as a freehold property.
All in all, Leedon Green’s prices do seem reasonable for a condo unit of that scale and level of luxury. Let me begin with the strengths. Firstly, I look forward to seeing how the execution of the design plays out to balance both the needs of privacy and space, while still maintaining the luxury that it promises to potential residents.
Secondly, the location of Leedon Green Singapore is certainly one of the main selling points, coupled with the rarity of this opportunity to develop land in this area on freehold tenure. The up-and-coming development of Holland Village will also stand to benefit future residents.
Thirdly, the strength of the developers of Leedon Green: MCL Land and Yanlord is also a plus, with both of them having a relatively strong collaboration and stable financing.
There are some weaknesses, namely the smaller average size of the units and the high density of units, compared to other luxury condos in the same area; but as a whole, I think Leedon Green makes for a healthy and good investment.
To wrap up, Leedon Green (former Tulip Garden) certainly has its appeals, especially to the demographic looking for more affordable luxury property. So far, it seems like the goal of timeless luxury in Leedon Green can be met by the expected TOP, especially if you consider factors like the prime location, expensive interior and range of facilities.
